Can a US citizen buy a house in Monaco?

Country Europe Updated July 2026

Yes. Monaco places no nationality restriction on property ownership, so US citizens can buy residential property freely. The catch is price: Monaco is among the world’s most expensive property markets, with average resale prices running roughly €50,000 to €60,000 per square metre for standard mid-tier flats and €80,000 to €120,000+ per square metre for premium addresses (Carre d’Or, Monte Carlo, La Rousse). A modest 60 sq m one-bedroom typically sells for €3 million to €5 million; larger family flats in premium buildings start at €10 million and routinely exceed €30 million. Transaction costs add roughly 7 to 9 percent (notary fees, registration duties). Property purchase does not automatically grant residency, but does satisfy the accommodation requirement for a residence application. For the full cost picture, see our Monaco cost of living page.
